TAFT-HARTLEY EXPERIENCE

In addition to purchasing and selling investment real property for Taft-Hartley pension trusts, SPA has structured and implemented many different types of real estate transactions for entities closely related to Taft Hartley pension trusts including: (1) sales of real property owned by local unions; (2) purchase of real property by local unions and development of Union halls on purchased properties; (3) purchase of real property by training trusts and development of training facilities on acquired parcels; (4) secured loans to related training trusts by pension plans; (5) loans to independent training trusts by an international training trust; and (6) formation of real estate title holding entities, both corporate and single member LLCs which are treated as disregarded entities for Federal tax purposes.
